Job Description
Job Title: Property Manager (2 Jobs)

Duty Station: Kampala, Uganda
We are seeking an experienced and proactive Property Manager to oversee the day-to-day operations of residential, commercial, or mixed-use properties. The Property Manager will be responsible for ensuring the properties are well-maintained, managing tenant relationships, handling leasing and rent collection, and ensuring compliance with legal requirements. The ideal candidate should be highly organized, have strong communication skills, and a customer-oriented approach to property management.
Duties, Roles and Responsibilities
Property Maintenance:
Oversee regular maintenance and repairs for properties, ensuring they are kept in good condition.
Coordinate with contractors, service providers, and vendors for necessary repairs or improvements.
Conduct routine property inspections and ensure compliance with safety standards.
Tenant Management:
Serve as the primary point of contact for tenants, addressing any concerns, inquiries, or complaints promptly.
Handle lease renewals, rental agreements, and ensure timely rent payments.
Assist in tenant retention strategies and ensure tenant satisfaction.
Process move-ins and move-outs, ensuring smooth transitions and property inspections.
Leasing and Rent Collection:
Market available rental properties and conduct property showings to prospective tenants.
Screen potential tenants, including background checks, credit checks, and references.
Ensure timely collection of rent and other payments, tracking delinquent accounts.
Prepare and distribute rent invoices and notices.
Financial Management:
Manage property budgets, including setting rental rates, tracking expenses, and preparing financial reports.
Monitor and manage property expenses to stay within budget while maximizing profitability.
Ensure proper accounting of all income and expenses related to the property.
Legal Compliance:
Stay updated on landlord-tenant laws, building codes, and other relevant regulations.
Ensure properties comply with all local, state, and federal laws and regulations.
Handle evictions and legal matters in compliance with relevant laws.
Administrative Tasks:
Maintain accurate and up-to-date records for all properties, leases, and tenant interactions.
Prepare and review property-related documents, such as lease agreements, notices, and invoices.
Manage property marketing, including online listings and advertisements.
Emergency Management:
Address emergency situations (e.g., plumbing issues, fire hazards, etc.) and ensure prompt resolution.
Coordinate emergency response protocols and communicate effectively with tenants during urgent situations.
Qualifications, Education and Competencies
Bachelor’s degree in Business and Marketing.
Highly networked with great marketing skills.
Strong administrative skills and good customer relations.
Business oriented with unbeatable sales records.
