Job Description
The role is responsible for the preparation of the Annual Budget, Comprehensive Annual Financial Report (CAFR), Capital Improvement Program, and long-term financial planning. The Controller will manage investments, risk, and insurance, and oversee Utility Billing. The role provides strategic guidance on cost management, compliance, audit readiness, and financial policies. It requires interaction with key financial institutions and supports all internal departments by aligning their financial operations to organizational goals.
Duties, Roles and Responsibilities
Strategic:
Develop, monitor, and manage annual budgets, forecasts, cash flow, and variance analysis.
Advise leadership on financial trends, progress, and strategic decisions.
Drive cost control and asset management strategies.
Provide strategic advice on project financing and oversee long-term cash flow forecasting.
Ensure regulatory and statutory compliance in reporting and tax obligations.
Manage relationships with banks and financial institutions.
Lead external audits and ensure timely production of statutory accounts.
Operational:
Lead day-to-day finance department operations aligned with work plans.
Collaborate with other departments to ensure compliance with financial policies.
Oversee invoicing, tenant payments, and refunds.
Implement and maintain a financial accounting system for accurate reporting.
Authorize expenditures per organizational policies.
Ensure adequate funding for capital projects.
Reconcile bank and cash accounts monthly and report to the MD/CEO.
Qualifications, Education and Competencies
Education and Work Experience:
Bachelor’s degree in Finance or Accounting; MBA is an advantage.
At least 8 years of experience in financial and operational management, with 5 years post-qualification.
Professional certification: ACA, ACCA, CIMA, CFA, or ICAN.
Experience in the Real Estate/Property industry is a plus.
Skills and Competencies:
Expertise in IFRS and statutory requirements (tax, pensions).
Proficiency in SAP, SAGE, and MS Office Suite (Excel, PowerPoint, Word, Outlook).
Strong leadership, team management, and organizational skills.
Excellent communication and report-writing abilities.
Ability to deliver results under pressure with minimal supervision.
Strong analytical and decision-making skills.
Effective coaching and mentoring abilities.
