Job Description
The Centre Manager will be accountable for the day-to-day management of Gugulethu Mall, including operational efficiency, tenant retention, financial reporting, and facilities management. Responsibilities include preparing and monitoring budgets, managing lease agreements, overseeing preventative maintenance, and ensuring tenant satisfaction through strong public relations and service delivery. The role requires active involvement in planning, reporting, security, compliance, and personnel supervision. The Manager must maintain the mall’s standards, support marketing and promotional activities, and ensure alignment with client objectives.
Duties, Roles and Responsibilities
Centre Management: Monitor tenant movements, vacancies, and new developments; propose refurbishments; maintain building standards.
Client Reporting: Provide accurate monthly reports on income, expenses, and variances. Monitor municipal recoveries and turnover rentals.
Planning & Budgeting: Prepare annual and 5-year budgets, forecasts, and business plans. Recommend Capex and tenant installation (TI) requirements.
Financial Management: Oversee operating costs, recoveries, and monthly financial statements. Ensure accurate tenant charge-outs and control expenses.
Tenant Relations: Manage lease negotiations, renewals, and tenant relationships. Ensure vacant spaces are filled and presentable. Coordinate tenant promotions.
Debtors & Creditors: Monitor arrears, recommend legal actions, and manage creditors’ payments.
Maintenance & Asset Management: Implement preventative maintenance schedules, oversee refurbishments, attend site meetings, and enforce tenant compliance.
Security & Compliance: Manage security operations, OHSA compliance, and emergency preparedness programmes.
Personnel Management: Lead, train, and appraise staff; assign responsibilities; ensure adequate staffing and corrective measures where necessary.
Stakeholder Relations: Build strong business relations with tenants, suppliers, contractors, and the public.
Expense Control: Approve payments, control municipal recoveries, and ensure cost-effective contractor performance.
Qualifications, Education and Competencies
Education/Certification:
Matric (required).
Additional training in Centre or Facilities Management preferred.
Knowledge:
Centre management procedures.
Budgeting, service contracts, and leasing agreements.
Experience:
Minimum 5 years in property/centre management.
At least 2 years in a supervisory/leadership role.
Skills & Abilities:
Strong leadership and team coordination.
Excellent communication and interpersonal skills.
Sound problem-solving and decision-making skills.
Ability to manage budgets and financial reports.
Proficiency with maintenance systems and relevant computer applications.
