Job Description
The incumbent will be responsible for planning, organising, and directing all activities related to building and centre operations. Key functions include overseeing service contracts, managing maintenance procedures, and ensuring facilities are clean, secure, and in optimal working condition. The role includes enforcing compliance with occupational health and safety standards, handling emergency incidents, liaising with tenants on operational issues, and managing vendor relationships. The Junior Operations Manager will supervise operational personnel, provide training, monitor performance, and enforce company policies. Additionally, they will ensure effective procurement, cost control, budget preparation, and the accurate loading of Broll’s online data systems.
Duties, Roles and Responsibilities
Plan, develop, and implement effective operations management policies and procedures.
Oversee daily running of building services including cleaning, electrical, plumbing, air conditioning, and security.
Manage tenant relations, addressing complaints and resolving operational issues.
Liaise with contractors, vendors, and service providers to ensure quality and cost-effective delivery.
Monitor building facilities through inspections, preventive maintenance, and refurbishment proposals.
Enforce compliance with Occupational Health & Safety Act (OHS) requirements and maintain emergency preparedness plans.
Ensure accurate reporting on expenses, foot traffic, security incidents, and other operational data.
Authorise invoices, control operational costs, and recover expenses where applicable.
Supervise and train operational staff, conducting performance reviews and ensuring compliance with policies.
Maintain professional business relations with tenants, vendors, and external authorities.
Qualifications, Education and Competencies
Education/Certification
Matric (essential).
Additional training in building or property management (preferred).
Experience
Minimum 5 years’ related experience, with at least 2 years in a supervisory role.
Knowledge
Property and building management procedures.
Budgeting, service contracts, and lease agreements.
Skills & Abilities
Excellent leadership and communication skills.
Strong organisational and problem-solving ability.
Ability to coordinate and supervise teams effectively.
Computer literacy and familiarity with building management systems.
